Full design and construction services for an £8m property portfolio consisting of 14No. Georgian terraced houses in the affluent West London borough of Chelsea.

Split into two separate portfolios, each property underwent a complete strip out and refurbishment including underfloor heating, a Lutron lighting systems, access control and premium internal fixtures and finishes. The under-pavement vaults were used to house high efficiency primary heating and hot water plant and ventilated comms rooms incorporated into under stairs closets to house the rack for the property’s smart controls hub.

Challenges faced were the meticulous phasing of works to minimise disruption to neighboring properties, incorporation of a modern services design in a Georgian property whilst remaining sympathetic to original features, and the incredibly high-end finish required by the client, leading to a number of bespoke design solutions for items such as bathroom extracts and coffered lighting.
